I am looking for ways to add to my income by starting a small business on the side or through savvy investing. Is real estate still a prosperous vehicle? How about selling stock options?

    The people making the most money from investments now are doing it the same way the highest returns are ALWAYS earned, by investing in Common stocks.

    If you know what you are doing you are able to make money in almost any vehicle of investing. Stocks, bonds, commodities, options, futures, real estate…. each vehicle has its own nuance and depending on how you invest you can make money. Remember it is the INVESTOR that is risky and not necessarily the INVESTMENT.

    So for real estate, the primary thing about it is that it is in the trough or the valley of it’s investment cycle due to various problems such as - unemployment (causing less people to buy or rent) and the avalanche of foreclosures esp with the reset of mortgages coming soon. So if you have the resources and buy GREAT real estate below price you can generally do well in the long term due to the various profit centers in real estate:

    1. Rental Cashflow - get money hand in fist.
    2. Mortgage reduction - you create possibility of equity
    3. Appreciation - doesn’t happen due to down cycle of the real estate market but niches like NYC (where I am located) the prices have gone UP.
    4. Tax advantages - you can write off mortgage interest, depreciation, etc…. to create tax savings and also when selling the 1031 exchange for tax deferment.

    I am not saying real estate is better than other investments but you need to study the investment vehicles and determines which best fits your situation - resources, team, and goals. Hope this helps.
